Docks require building permits, but because they are in the shoreline, they may require additional local or state permits.
Repairs. If your dock repair will costs less than $10,000, it is exempt from a permit. However, you will still need to follow the general design standards for docks. If your repair costs over $10,000 it is subject to a substantial development permit. Click here for specific information and contact our planning department.
Replacements: If you are repairing 75% of an old dock, or the entire dock in a 5 year period, it is considered a replacement. Replacement docks that cost more than $20,000 require a substantial development permit and will be subject to other agency approval like the Washington State Department of Fish and Wildlife. For substantial development permits, you will need to fill out JARPA.

If you own property within 200' of the banks of Lake Chelan or the river, any development activity you do on your property is subject to the City's Shoreline Master Program. Your project may or may not require a permit. The Program makes provisions for most low impact projects to be exempt from a substantial development permit. But even if your project is exempt from a permit, the standards in the Shoreline Program relating to your activity still need to be followed.
